By Rodd Cayton, The Paper. — Residents of Netherwood Park, Summit Park and other neighborhoods apparently won’t be getting a Maverik gas station and convenience store as a neighbor – and they seem fine with that.
Maverik, which applied to develop the property at Carlisle Boulevard and Indian School Road, did not appeal a denial of the conditional use permit and variance that would have allowed the store to be built.
The company had two weeks to decide on an appeal to the City Council after Zoning Hearing Examiner Robert Lucero announced his decision April 2.
The decision, Lucero wrote, was based on the applicantโs failure to show that the project is consistent with the cityโs comprehensive plan and would have a net positive impact on the surrounding area. His findings include that the gas station would generate twice the traffic volume of the Whole Foods store that had occupied the property..
City of Albuquerque planning staff had recommended the applications be denied.
Opponents of the Maverik project have indicated that they would prefer localized retail or restaurants, social spaces, medical offices or similar uses at the site. Theyโre also in favor of keeping the Big Red Arrow in place.
Representatives of neither Maverik nor ABQ Land Use Consulting LLCresponded to inquiries about the project or the future disposition of the property.
