City officials have identified 15 properties as the most problematic among approximately 300 substandard structures across Albuquerque, according to the Planning Department’s Code Enforcement Division.
The Problematic Properties Program targets structures that pose public nuisances to neighborhoods, including abandoned or substandard homes that drain city resources, structurally compromised buildings and locations that serve as hotspots for criminal activity.
The city’s latest list, updated Jan. 16, includes properties ranging from dilapidated adobe houses to partially collapsed buildings damaged by fire. Many of the structures are in various stages of enforcement action or rehabilitation.
At 516 Mesilla St. SE, officials are preparing a packet for an Administrative Demolition Hearing while awaiting completion of a title search. Civil enforcement has begun on that property.

Several properties show progress toward resolution.
At 436 Grove St. SE, the owner has completed asbestos abatement and rehabilitation work continues.
The property at 7901 Marquette Ave. NE has begun demolition, with completion anticipated in 2026.
Other properties have changed ownership and entered rehabilitation.
The structures at 5329 Sooner Trail NW, 629 Ortiz Dr. SE, 1824 Alvarado Dr. NE and 301 Cagua Dr. NE all have new owners actively working on improvements.

The program has achieved results. A separate list of resolved problematic properties shows structures that have been either demolished or rehabilitated. Recent examples include 13301 Cedarbrook Ave. NE, which was remodeled by the owner, and 225 Utah St. NE, which Code Enforcement demolished.
Additional properties, including 6816 Ina Dr. NE, 710 Cromwell Ave. SW, 1828 Mary Ellen St. NE, 629 San Mateo Blvd. SE, 1301 Gerald Ave. SE, 318 Mesilla St. NE and 1509 Silent Meadows Pl. SW, were also demolished either by owners or the city.
The Code Enforcement Division uses multiple tools to address problematic properties, including civil enforcement actions, administrative demolition hearings and coordination with property owners on rehabilitation efforts.

Several properties on the current list, including structures at 13320 Camino Del Norte NE, 1115 Tomas St. SW, 12612 Morrow Ave. NE and 8500 Marquette Ave. NE, are awaiting administrative demolition hearings while title searches proceed.
The program also requires property owners to install perimeter fencing during enforcement proceedings. Properties at 13320 Camino Del Norte NE, 2100 High St. SE and 1803 6th St. NW have completed this requirement.
